By creating a Builder IQ account or using the Builder IQ platform at builderiq.co (the “Service”), you agree to be bound by these Terms of Service. If you do not agree to these terms, do not use the Service.
Builder IQ is a preconstruction intelligence platform that provides assembly-based cost estimates, confidence scoring, risk exposure analysis, and job lifecycle tracking for residential construction projects in Durham, NC and surrounding markets.
Builder IQ produces preliminary cost estimates — not final bids, not construction contracts, and not professional engineering or architectural opinions. All estimates require validation with subcontractor quotes and site conditions before use in contract execution.
You must provide accurate and complete information when creating your account. You are responsible for maintaining the security of your account credentials. You must be at least 18 years old to use the Service. One person or legal entity may not maintain more than one free account.
Builder IQ offers a free Apprentice plan and paid subscription plans (Journeyman, Contractor, General, and Firm). Paid plans are billed monthly or annually through Stripe. You may cancel your subscription at any time. Cancellation takes effect at the end of your current billing period. No refunds are issued for partial periods.
The free Apprentice plan includes 3 projects valid for 12 months from the date of registration. After the limit is reached or the period expires, a paid subscription is required to create new projects.

Builder IQ estimates are provided for informational and planning purposes only. The Service is provided “as is” without warranty of any kind. Builder IQ does not warrant that estimates will be accurate, complete, or suitable for any particular purpose. Actual construction costs may vary significantly from estimates generated by the Service due to market conditions, site conditions, labor availability, material pricing, and other factors beyond our control.
Builder IQ is not a licensed contractor, engineer, or architect. Nothing in the Service constitutes professional construction, engineering, or architectural advice.
To the maximum extent permitted by law, Builder IQ shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service, including but not limited to losses resulting from reliance on estimates generated by the Service in construction bids or contracts.
The Service, including its underlying rate data, algorithms, confidence scoring methodology, and software, is owned by Builder IQ and protected by applicable intellectual property laws. Your project data belongs to you. Builder IQ may use anonymized, aggregated data to improve the Service and its rate models.
Your use of the Service is also governed by our Privacy Policy, which is incorporated into these Terms by reference.
Builder IQ reserves the right to suspend or terminate your account if you violate these Terms. You may delete your account at any time from your account settings. Upon termination, your access to the Service will cease, but these Terms will continue to apply to your prior use of the Service.
Builder IQ may update these Terms from time to time. We will notify you of material changes by email or by a notice within the Service. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.
These Terms are governed by the laws of the State of North Carolina, without regard to conflict of law principles. Any disputes arising from these Terms or your use of the Service shall be resolved in the courts of Durham County, North Carolina.
